About Us

About VSN Architecture

VSN Architecture, PC is a small, principal-led architecture practice serving clients who need practical guidance, coordinated documentation, and direct involvement.

The firm is led by Vincent S. Nativo, AIA, a licensed architect in New York and New Jersey whose background combines architectural practice with a second-generation general contracting perspective.

Vincent S. Nativo, AIA

Vincent S. Nativo earned a Bachelor of Architecture from Pratt Institute in 1996 and has worked in architecture and construction throughout his career. He has been licensed to practice architecture in New York since 2005 and New Jersey since 2007.

His experience includes feasibility and due diligence, planning, architectural design, construction documents, permitting, consultant coordination, value engineering, construction administration, field observations, and project closeout.

Vincent has also served the architectural profession through AIA Brooklyn, including service as chapter president in 2018 and 2019. He is a LEED Accredited Professional.

Why the Second-Generation GC Perspective Matters

Architectural decisions affect how work is priced, sequenced, coordinated, permitted, and constructed. Vincent’s construction background helps VSN review design decisions in relation to scope clarity, consultant interfaces, existing conditions, constructability, and field execution.

This perspective does not replace the contractor’s means, methods, supervision, or cost responsibility. It provides an additional construction-informed viewpoint during architectural planning and coordination.

A Small Firm with Scalable Support

VSN is intentionally structured as a small, principal-led practice. Clients work directly with the firm and receive clear accountability for the architectural scope.

VSN coordinates an established network of associate architects, drafters, expeditors, surveyors, MEP and structural engineers, special inspectors, and specialty consultants. The team is assembled based on project needs rather than presented as a fixed in-house staff.

Post-Disaster Building Safety Assessment

Vincent S. Nativo, AIA, LEED AP, is a registered Cal OES Safety Assessment Program (SAP) Evaluator, trained to assist with rapid post-disaster safety evaluations of buildings following natural disasters and other emergencies.

This training complements VSN Architecture’s experience with existing buildings, code compliance, construction conditions, and practical evaluation of building damage and safety concerns.

How VSN Works with Clients

VSN supports project types where early due diligence, coordinated documentation, regulatory review, and construction-aware decision-making can affect scope, approvals, budget planning, and execution.

Client Focused

VSN begins by understanding the client’s goals, constraints, priorities, schedule, budget considerations, and operational needs.

Technical Expertise

The firm provides practical knowledge of zoning, building code, accessibility, life safety, permitting, consultant coordination, and construction.

Thoughtful Design

Design decisions balance function, appearance, project requirements, constructability, and long-term use.

Direct Accountability

Communication, follow-through, and principal involvement remain central to the working relationship.
