VSN Services

Architectural Services

VSN Architecture supports projects from early due diligence through design, permitting, construction administration, and closeout. Our services are organized around the decisions, documentation, approvals, and coordination required for each project rather than a fixed package.

Services we provide

VSN supports project types where early due diligence, coordinated documentation, regulatory review, and construction-aware decision-making can affect scope, approvals, budget planning, and execution.

Due Diligence and Early Strategy

The earliest project decisions often affect use, scope, approvals, consultant requirements, schedule, and budget planning. VSN helps clients identify the issues that should be understood before design or construction commitments advance.

Design and Documentation

Once the project direction is defined, VSN develops the planning, design, consultant input, and documentation needed for review, pricing, permitting, and construction.

Permitting and Delivery Support

As a project moves toward approvals and construction, VSN can continue to support the permit path, consultant coordination, bidding, construction questions, and closeout.

Consultant Coordination

VSN is a small, principal-led practice supported by an established network of associate architects, drafters, expeditors, surveyors, MEP and structural engineers, special inspectors, and specialty consultants.

The consultant team is assembled to match the project rather than presented as a fixed in-house staff. VSN coordinates the architectural scope and consultant interfaces included in its agreement.

Specialized Advisory

Some assignments do not require a complete design and permit package. VSN also provides property transaction support, violation and closeout coordination, independent technical review, and monthly advisory services.

How services are defined

The appropriate scope may begin with a short document review, feasibility assignment, site visit, code or zoning review, focused consultation, or full architectural proposal. VSN first reviews the available information and identifies what should be confirmed before recommending the next phase.

Fees and terms are provided privately after the requested services, assumptions, exclusions, and consultant responsibilities are defined.

What is included in an architectural feasibility study?

The scope depends on the property and proposed use. It may include available-record review, zoning and bulk analysis, code and life-safety issues, accessibility, existing conditions, consultant needs, approval strategy, preliminary scope, and recommended next steps.

Zoning and code can affect permitted use, floor area, egress, accessibility, life safety, approvals, and the amount of work required. Early review helps identify these issues before design, lease, purchase, or construction decisions advance.
